What commercial spaces do you install flooring in?
Commercial work falls into a few groups, and each one points to a different floor.
| Space | Floor that usually fits | Why |
|---|---|---|
| Offices and professional suites | Glue-down luxury vinyl plank with a commercial wear layer | Quiet, easy to clean, and stays put under rolling chairs when it is glued down |
| Retail stores and showrooms | Porcelain tile or glue-down vinyl plank | Heavy foot traffic, carts and fixtures; porcelain for the hardest-working entries |
| Restaurants, cafés and break rooms | Porcelain tile rated for wet areas | Spills and daily mopping; pick a tile with a wet DCOF of 0.42 or more for level wet floors |
| Rental units and multifamily turnovers | Rigid-core or glue-down vinyl plank | Waterproof, quick to install between tenants, and a damaged plank can be replaced on its own |
| HOA clubhouses, lobbies and common areas | Porcelain tile or commercial vinyl plank | Long service life; association approval and access rules set the schedule |
Product details are on our luxury vinyl plank and tile installation pages.
How is commercial flooring different from a home job?
- Product and method. Commercial-rated vinyl plank carries a thicker wear layer than most residential lines, and where chairs, carts or pallet jacks roll we glue it down instead of floating it.
- Slip resistance. Under the ANSI A326.3 slip-resistance standard, tile for level interior spaces expected to be walked on when wet should have a wet dynamic coefficient of friction (DCOF) of 0.42 or greater. Ask for the rating on the product data sheet.
- Slab moisture. Flooring manufacturers generally require moisture testing before installing over concrete; ASTM F2170 is the standard method for measuring relative humidity inside a concrete slab with in-situ probes.
- Thresholds and accessibility. The 2010 ADA Standards, section 303 allows changes in level of up to 1/4 inch to be vertical; between 1/4 and 1/2 inch they must be beveled no steeper than 1:2, and anything higher must be ramped. Transitions between old and new floors are planned to those limits.
Can the work be planned around business hours?
Tell us your opening hours and which areas have to stay open. The written quote lays out the sequence: which rooms close and when, when demolition happens, and how long thinset, grout or adhesive need before people can walk on the floor. Phasing the work room by room is the usual way to keep an occupied office, store or building running.
What does commercial flooring cost?
Our vinyl plank price table lists glue-down commercial vinyl plank at $3–$6 per sq ft. Our tile table runs from $7–$11 per sq ft for standard ceramic to $17–$29 per sq ft for mosaic and decorative tile, and tile removal is listed at $2.50–$5 per sq ft. Slab preparation is a separate line when the floor needs it.
Commercial jobs vary more than homes, so every quote is itemized after a site walk, room by room or unit by unit when that helps your budget.
What do property managers and owners get from us?
- A written, itemized quote within 24 hours of the site walk.
- Insurance for general liability and workers' compensation, with proof of insurance before the job starts.
- A 1-year written labor warranty on the installation, plus the manufacturer's product warranty.
- Product data sheets and sound ratings for condo or HOA approval packages; see Florida condo flooring rules for what boards usually ask for.

Frequently Asked Questions
Do you install commercial flooring in Bradenton and Lakewood Ranch?
Yes. We install glue-down vinyl plank and porcelain tile for offices, retail, restaurants, rental units and HOA common areas in Bradenton, Braden River, Lakewood Ranch and Sarasota, and across Tampa Bay. Each job starts with a site walk and an itemized written quote.
What flooring is best for a restaurant or break room in Florida?
Porcelain tile is the usual choice for kitchens, dining rooms and break rooms because water and daily mopping do not hurt it. For level areas that get wet, choose a tile with a wet DCOF of 0.42 or higher under the ANSI A326.3 standard and ask for the rating on the product data sheet.
Is luxury vinyl plank durable enough for an office or store?
Yes, when it is a commercial-rated product and it is glued down where chairs or carts roll. Floating residential planks can shift or separate under rolling loads, so the product and the installation method should match how the space is used.
Can you replace flooring in a rental unit between tenants?
Yes. Waterproof vinyl plank is the common choice for turnovers because it installs quickly and a damaged plank can be replaced on its own later. Share the move-out and move-in dates and the quote will show whether the job fits that window.
Do commercial flooring jobs need a permit?
It depends on the city or county, the building and the scope. Floor covering alone is often exempt, but work that touches plumbing, electrical or structure, or a building in a flood zone, can need a permit, and landlords or associations may add their own approvals. Confirm for your address with the local building department before work starts.
Are you insured for commercial work?
Yes. Triangle Flooring is insured for general liability and workers' compensation, and we provide proof of insurance to the property manager or landlord before the job starts.
