Hardwood floor refinishing is the most cost-effective way to make old wood floors look new again. If your solid or thick engineered hardwood is scratched, dull, water-stained, or sun-faded — but still structurally sound — you almost never need to replace it. We sand it back to bare wood, repair what needs repairing, and lay down a fresh stain and protective finish that lasts 7–10 years before the next refresh.

Refinishing typically runs $3.50–$7.00 per square foot — roughly a third of the cost of tearing out and installing new hardwood. For a 1,000 sq ft home, that’s the difference between a ~$5,000 refresh and a ~$15,000 replacement. The catch: refinishing only works on real wood with enough thickness left to sand. We tell you honestly, on-site, whether your floor is a candidate before you spend a dollar.

Florida adds two wrinkles most national how-to guides ignore: humidity and cure time. Water-based finishes cure faster and tolerate Gulf Coast humidity far better than old-school oil-based poly, which can stay tacky for days when the dew point is high. We spec the right finish for your home and timeline, and we control jobsite humidity during cure so the finish hardens properly the first time.

Common Questions

Hardwood Refinishing FAQ

How much does hardwood floor refinishing cost in Tampa Bay?

Most refinishing runs $3.50–$7.00 per square foot in the Tampa Bay / Bradenton–Sarasota market. A straight sand-and-reseal in the same color is at the lower end; a full stain color change costs more because of the extra sanding and matching. A light screen & recoat (no full sand) can be as low as $1.75–$2.75/sq ft. We provide a free, itemized written estimate within 24 hours.

Can engineered hardwood be refinished?

Sometimes. It depends on the thickness of the real-wood wear layer on top. Engineered floors with a 1–2 mm or thicker veneer can usually be refinished once, sometimes twice. Thin builder-grade veneers (under 1 mm) generally cannot be sanded without going through to the plywood. We measure the wear layer on-site before recommending refinishing.

How long does refinishing take and when can I walk on the floor?

Most homes are sanded and coated in 2–4 working days. Cure time depends on the finish: with water-based polyurethane you can usually walk in socks within 24 hours and return furniture in 3–5 days; oil-based takes longer and is more sensitive to Florida humidity. We control jobsite humidity to keep cure on schedule and give you a clear day-by-day timeline at sign-off.

Is the sanding really dustless?

We use a dust-containment sanding system that captures the vast majority of sanding dust at the source. It’s not 100% dust-free — no system is — but it keeps your home dramatically cleaner than open sanding, which matters for Florida homes with central AC that would otherwise circulate fine wood dust.
