Sarasota's housing is older than most of the area. Census estimates put the city's median year built at 1976, with 58% of housing units built before 1980 and 24% before 1960. Older houses are where you are most likely to find solid wood floors, sometimes under carpet and sometimes already sanded more than once. If the boards are flat and there is wood left to sand, refinishing brings them back for about a third of the cost of replacement.

The other side of Sarasota is condos: 41% of housing units are in buildings with five or more units, and 29% in buildings with 20 or more. Refinishing an existing wood floor in a condo keeps the floor assembly you already have. Replacing carpet with new wood is different, because the Florida Building Code sets a minimum of 50 for IIC and STC between units and your association's approval comes into it (see condo flooring sound rules).

Triangle Flooring works out of Palmetto, roughly 14 miles from downtown Sarasota. If a Sarasota floor can't take another sanding, we'll say so on-site and show you hardwood flooring options in Sarasota instead.

Refinishing Wood Floors in Sarasota's Older Homes and Condo Towers

Older Sarasota houses: how much wood is left

Each full sanding takes a little wood off the top of a board. A floor in a Sarasota house from the 1950s or 1960s may have been refinished several times already, so before quoting we check how much wood remains above the tongue, usually at a floor vent or a threshold. If there is enough, a full sand to bare wood removes scratches, gray traffic lanes and old stain. If the finish is only dull and still bonded, a screen and recoat adds a coat without taking wood off. Old wax or oil finishes won't reliably take a new coat, which pushes the job to a full sand.

Engineered plank, more likely in newer homes and condo renovations, depends on its wear layer. A veneer of 1–2 mm or more can usually be refinished once, sometimes twice; under 1 mm, it can't be sanded without going through to the core.

Condo towers, the keys and Gulf humidity

In a Sarasota condo tower, check your association rules before booking: work hours, noise, elevator reservations and hallway protection are the usual items. The water-based low-VOC finish (+$0.75/sq ft) has low odor, which matters in a shared building, and our dust containment system captures most sanding dust at the source.

Lido Key, St. Armands Key and Bird Key are inside city limits, and homes there, like the rest of Sarasota, live in humid Gulf air. Oil-based polyurethane can stay tacky for days when the dew point is high, so water-based finish is usually the better fit here, and we control humidity during cure. Keep the AC running at its normal setting until the finish hardens. Wood near sliders and Gulf-facing windows fades or darkens in the sun; sanding removes most of that surface change, and water-based finishes stay clearer than oil-based ones, which amber over time.

When refinishing is not the answer

Milton made landfall on Siesta Key in 2024 with 4–6 ft of surge from Longboat Key to Venice, and Helene pushed coastal Sarasota County water 3–6 ft above the normal high-tide line. Wood that sat in water usually cups, swells or damages the subfloor, and that is a water damage repair job, not a refinish. In a flood zone, the City of Sarasota counts floor covering toward the FEMA 50% rule, unless the lowest floor, including electrical and mechanical equipment and the bathroom, is already above the 100-year flood elevation (see our 50% rule guide). For everything else, our refinish vs. replace guide covers the signs.

Common Questions

Hardwood Refinishing FAQ — Sarasota

Do I need a permit to refinish hardwood floors in the City of Sarasota?

The City's published permit sheet doesn't list floor covering either way, so call the City of Sarasota Building Division at (941) 263-6494 before work starts. For a single-family home outside a flood hazard area, Florida's HB 803 also lets owners request a permit exemption in writing for work under $7,500. Unincorporated Sarasota addresses follow Sarasota County's list instead. Confirm for your address.

Can you refinish wood floors in a Sarasota high-rise condo?

Yes, once the association signs off. Check your association rules for work hours, noise, elevator use and hallway protection, and ask whether they restrict finish types or odor. In Sarasota towers the water-based low-VOC finish keeps odor down in shared halls, and dust containment captures most sanding dust at the source.

How long do we stay off refinished floors in Sarasota's humidity?

With water-based polyurethane you can usually walk on the floor in socks within 24 hours and move furniture back in 3–5 days. Oil-based finish takes longer in Sarasota's humid air and can stay tacky when the dew point is high. Keep the AC running at its normal setting during cure; we control humidity on the job.

Our Sarasota house is from the 1950s. How many more times can the floor be sanded?

It depends on how much wood is left above the tongue, not on the age of the house. Each full sanding removes some wood, so a Sarasota floor refinished several times may have one sanding left, or none. We check board thickness at a vent or threshold before quoting, and if it's too thin, a screen and recoat (if the finish is intact) or replacement is the honest answer.

Some boards in our Sarasota floor are damaged. Can you patch them and refinish so it all matches?

Usually. Damaged boards are replaced or woven in before sanding, at $120–$300 per area, and then the whole room is sanded so old and new wood take the same stain and finish together. In older Sarasota homes the closest match comes from boards of the same species, and we sample the stain on your actual floor before committing.

“Triangle Flooring did our whole Palmer Ranch home — SPC vinyl plank in living areas and bedrooms, porcelain tile in the kitchen and bathrooms. They explained why each material made sense for each room instead of pitching one product for everything. Transition strips between rooms are seamless. Crew finished the entire project in 5 days.”

“Mauricio does excellent work and takes pride in his craft. He installed laminate wood flooring in three bedrooms and we were very happy. He took the extra step to ensure the floor was level prior to laying it, using self-leveling concrete. The other flooring service I considered didn't even check for level.”
